West Maui real estate sales remain strong in the first quarter of 2022

Mid-way through April 2022, and the first quarter of 2022 is in the rearview mirror. Real Estate Sales remain robust in spite of lower inventory, escalating asking prices and rising interest rates.
Statistics below recently compiled and released by the Realtors Association of Maui highlight the data comparing March 2022 to March 2021.
Median Sales Prices of Single-Family Homes are up 20.4 percent from $955,000 in March 2021 to $1,150,000 in March of 2022. Days on market decreased from 131 in 2021 to 113 in 2022. Drops were seen in the categories of sales $ volume, closed sales and pending sales. The declines in these categories can be related to the drop in New Listings by -9.5 percent. In March in West Maui, there were 28 sales of single-family residences for a sales volume of $71,039,000.
Condominium Sales show similar statistics. Median sales of Condominiums are up 25.2 percent to $750,000 in 2022 from $599,000 in 2021. Condominium Days on Market shows a dramatic drop from 143 days on market (DOM) in 2021 to 76 DOM in 2022 for a -46.9 percent drop in DOM. Sales Volume is up 10 percent from 2021. New Listings of Condominiums are down slightly (-8.9 percent) as are closed sales (-3.7 percent), both reflecting the decrease in available inventory. Sales of West Maui condominiums in March 2022 totaled 193 units for $245,115,199 in sales volume.
As of Jan. 1, 2022, there have been eight residential sales on Maui over $9M, and there are five sales pending with listing prices over $8M.
From the same date, there were eight condominium sales over $5M on Maui, and there are seven condominiums with asking prices over $5M pending in escrow.
