This year has flown by with many blessings and some challenges.
As always, I am grateful to be living and working on Maui.
Maui Real Estate is at a premium, which has resulted in low inventory and higher prices. Interest rates remain low, and many buyers are paying with cash.
Lenders are busy originating loans and strong credit scores help to secure the lowest rates.
From the Realtors Association of Maui statistics for November 2021: The median single-family home price on Maui was $982,000, up +24.3% from November 2020. Single-Family homes Days on Market decreased by 14.0% since November 2020. Closed sales of Single-family homes was up 32.2%. Sales Volume was up by +104.3%.
Condo listings saw an increase of +14.3% over November of 2020. Days on Market decreased by 13.9%. Closed sales of Condominiums was up by +79.7% over November 2020. Sales Volume was up +89.5% over November 2020.
West Maui in particular saw some of the largest numbers of closed sales over 2020 in Single-family Homes. Napili, Kahana, Honokowai closed sales were up by 182.6%, Kapalua up by 125.0% and Kaanapali up by 116.7%. This was also reflected in the median sales prices and actual sales volume.
Condominium sales in West Maui also outpaced most of the rest of the island in number of closed sales. Median sales prices of condos in West Maui ranged from a drop of -10.2% in Kaanapali to an increase of 8.4% in Kapalua.
