So what’s happening in the Real Estate Market?

Current listings in West Maui include 503 Lahainaluna Road, a five-bath/two-bedroom single-family home on sale for $819,000. This is an opportunity for extended family or maybe a rental with the upstairs addition.

Well, quite a lot actually. Mortgage interest rates are at historic lows – anyone that can qualify will have an opportunity to get one of the lowest interest rates we have ever seen.

If you have not recently done it, I would advise you to check in again with your local mortgage lender to see about qualifying for a home loan. Or, if you are looking to refinance an existing loan, now might also be a great time to do so.

On the sales side, we are most definitely selling. In the recent transactions I have been fortunate to assist in, we are seeing a little more flexibility in negotiations between Buyers and Sellers. As we continue along at this pace, we anticipate a slow, steady increase in the number of properties coming on the market in the next several months.

So if you are a Buyer, get your ducks in a row! If you are a Seller, you need to analyze the market carefully and decide if this is the right time for you to sell.

Life can change, as we all know – literally overnight with this pandemic – and I think more than ever this is a good time to look at your five-year and ten-year plan. And to be honest, I think it’s going to become more like a three-year and a six-year plan.
