WEST MAUI – The inventory for single-family homes in West Maui has become scarce now in the second quarter of 2015, with only 22 ACTIVE homes on the market in West Maui under $1 million, and 15 homes pending under contract in West Maui under $1 million.

The locations are from Kapalua stretching down to Olowalu. A frightening number is that ONLY four homes ACTIVE on the market are below $750,000 in West Maui. Interest rates are steady, which is positive for potential buyers! However, many buyers are stuck sitting and waiting for more inventory to hit the market so they can purchase.

FORECLOSURES in West Maui reflect lots of activity in the last three months – much more than we are used to seeing for single-family homes in West Maui. One home ACTIVE on the market, four homes PENDING under contract, and four homes SOLD in the last three months. With a huge decline in short sales – zero in the last three months – this is a good sign that our real estate market has tremendously improved!!!
