KAPALUA — With actual sales prices down over 40 percent from the highs of 2005 and ’06, now is a great time to purchase a second home at Kapalua Resort. World-class golf, tennis courts, excellent restaurants, white sand beaches, resort shuttle service, resort security and Ritz-Carlton properties all combine to make Kapalua the place to be on Maui.
Five condominium properties at Kapalua encompass many different products to suit a variety of needs. Kapalua Golf Villas — with panoramic views of Molokai, Lanai and the Kapalua Bay Course — has one- and two-bedroom condominium units, four swimming pools and central A/C. Kapalua Ridge, situated on 21 acres, has great views all the way to Honolua Bay as well as units on the front nine of the Kapalua Bay Course. Kapalua Ironwoods are oceanfront high above Oneloa Bay with incredible views of Molokai and Honolua Bay. The Pineapple Grill is located a short walk from either of these properties for a great lunch or dinner.
The Ritz-Carlton, Kapalua also has Ritz Hotel Suites available for private ownership. The owner has the option of personal use or including them in the Ritz Hotel rental. Kai Sushi Bar, The Terrace Restaurant and The Pool Bar are fun places to grab a bite to eat.
The Kapalua Bay Villas are direct oceanfront one- and two-bedroom condominiums with great views of Molokai and Lanai. The Kapalua oceanfront hiking trail passes directly in front of many Bay Villa units. There are three swimming pools on just over 16 acres at Kapalua Bay Villas. A comprehensive, ongoing maintenance program keeps these units looking fresh and new.
Right next door to the Bay Villas are the Ritz-Carlton Residences at Kapalua, a combination of wholly owned and fractional units for the more sophisticated home owner. Coconut Grove, a low-rise condominium property with only 36 units, sits right above the world-famous Kapalua Bay. On the Lahaina side of Kapalua Bay is Merriman’s Kapalua restaurant, which has put Kapalua back on the map for foodie’s “must try “ locations. Sansei Seafood Restaurant and Sushi Bar, another local favorite, is located within Kapalua Resort.
Looking for a residential property within Kapalua? There are several options. Pineapple Hill, with sunset views, has lot sizes ranging from a quarter-acre to over a half an acre. Four homes have sold this year in Pineapple Hill. Plantation Estates and Honolua Ridge are large residential and agricultural lots with incredible views of sweeping vistas, ocean and valleys. The lot size is a minimum of two acres, and you may have a cottage on your property. The Plantation House Restaurant, a Maui favorite, is at the main entrance to Plantation Estates.
With all of these great options, now is the time to give serious consideration to purchasing a Kapalua property while inventory is varied and asking prices are the lowest they have been in years.
