What goes up must come down. Such is the case for Maui real estate, and with that we are seeing sales in properties where there has been no activity in years. Prices have adjusted in some properties to nearly half of what they were two or three years ago. That seems to be enough to give the buyers the confidence they have been waiting for.
Nicely appointed two-bedroom/two-bath properties starting at $255,000 are available at Ainanalu in Lahaina. This can be an income-producing property if you choose to have it with a rental program. This condominium property has great amenities, including two pools with a Polynesian-style long house, where you can hang loose and watch a game or go onto the Internet. There is also an area in this long house where you can share a meal in the true Hawaiian style with pupus, drinks, family and friends. Studios and one-bedroom units are also available.
Incredible buys include properties like Honua Kai, where prices are less than original developer prices. Konea Tower, the newest of the two towers, is nearly ready for occupancy, and Unit 314 is a fully furnished one-bedroom/one-bath with a light southerly facing view priced at $620,000. This is West Maui’s newest resort property on Kaanapali’s North Beach. Amenities exceed all expectations, and this is truly a property to inquire about.

Located above Kaanapali Beach Resort and surrounded by the Royal Kaanapali Golf Course, this rare four-bedroom/three-bath property has magnificent views and the feel of a custom home without the need to care for the exterior or landscaping. Amenities in this gated neighborhood include a large heated pool, jacuzzi spa, fully equipped pool side kitchen, complete workout/fitness center, private walking trails, 24/7 private security and a professional property manager. Pets are also allowed in this residential-zoned property. 147 Kualapa Place in The Vintage at Kaanapali is very easy to view and should not be missed if you are looking for the perfect first or second home.
Residential homes on West Maui are now starting at $400,000. In Kaanapali, where Mischelle and Jim have lived for 30 years, residential homes have fallen to as low as $500,000 on the golf course so this is an unbelievable value — a fixer-upper, but nonetheless great value. In the Kaanapali Hillside area, homes are starting at just over $800,000. We have not seen so much affordable inventory in the Kaanapali area since the Kaanapali Hillside and Kaanapali Golf Estates were first being built.
Land values in Kaanapali have decreased significantly. Prices are truly incredible. There are approximately quarter-acre lots starting at under $400,000 and approximately one-acre lots starting at $700,000 in Kaanapali’s newest, beautiful, gated neighborhood with fantastic views just waiting to be built on. It’s a very easy process to build — there are many eager and qualified architects, contractors, builders and designers to work with that can really make the whole process fun and exciting. They are all familiar with assisting the out-of-state owner. It is a very common thing to have a team that assists you with your vacation or second home ownership on Maui.
